Development shall incorporate the installation of a minimum 50-foot-wide vegetated buffer adjacent to detached residential areas with a zoning classification of R 40,000 (LID), utilizing fences, walls, berms, existing mature vegetation or Type III landscaping, or other noise-absorbing or sight-obscuring techniques.
