Each development within an R 5,400a, R 4,000 or R 2,800 zoning district shall provide a minimum area of 200 square feet of recreation area for each living unit in the development, including those units used by the owner or building management personnel; in the R-AC zoning district, the minimum area shall be 50 square feet for each living unit. Balconies shall not be counted as recreation area. No more than 50 percent of recreation area may be indoor or covered space; except that in the R-AC zone, 100 percent of the recreation area may be indoor or covered space.

Except in specialized senior housing developments and in the R-AC zone, at least 50 percent of the recreation area shall be outdoors and laid out in a manner that makes it suitable and safe as play space for children. Recreation areas shall be accessible to disabled persons, in accordance with Chapters 19.27 and 70.92 RCW. (Ord. 1946 § 2, 2005; Ord. 1876 § 2, 2002; Ord. 1815 § 1, 2000; Ord. 1629 § 1, 1996).
