A. All landscaping and required irrigation shall be installed and shall pass inspection by the city prior to final occupancy. To accommodate temporary occupancy permits, the city may accept a performance bond or other monetary surety as approved by the city attorney in lieu of immediate installation for 120 percent of the labor and materials cost to install the approved landscaping and required irrigation.

B. A landscaping maintenance bond or other approved monetary security for 10 percent of the labor and materials cost to install the approved landscaping shall be submitted prior to occupancy or release of any landscaping performance security held by the city. The maintenance security shall be released in three years after completion of the landscaping if the landscaping has been maintained in a healthy, growing condition, and if any dead, dying, or missing plants have been replaced.
